EXTERIOR LIGHT FIXTURES:



Exterior light fixtures are the responsibility of the homeowner. These must be maintain in good operating order and appearance and be replace if necessary - provided a replacement fixture matches the current style.


In 2001 the exterior light fixtures were systemically updated and replaced coinciding with the repainting of the buildings and the upgrade of the shutters. At that time these fixtures did not include a light sensor and were designed for incandescent light bulbs.

Over time these have and will come in disrepair and discolor. Updates to the light fixture style are now available that do match the current style. These enhancements include the use of Compact Florescent Light (CFL) bulbs (13 watts vs. 60 watts incandescent) and "Dusk to Dawn" light sensor. The new style is readily available at the local Lowes and Home Depot stores (see below). Note: The new fixtures use a GU24 twist-in pin type CFL bulb and will not take a standard light bulb. Replacement bulbs are also readily available from these stores. These floresecent fixtures are also design to not flicker at dusk or dawn and resist dimmering in cold weather that was typical of older style CFL bulbs.

The current older style fixtures maybe available online and the Association has a limited few extra left over.

Homeowners may contact the Association's contracted Property Management for replacement and installation of a new fixture with either the new style or one of our few available current fixtures. This service is not provided by the Association - it is an individual contract between the Homeowner the contractor. The cost is not free nor set by the Association.
